A floating rate overdraft credit line or a fixed term loan or combination of fixed term loan and overdraft credit line, with chequebook access through a current account, for homeowners to utilize the equity in their residential properties.
Acceptable properties are single houses, twin houses, townhouses and residential condominiums.

    Whether you own a residential property or a mortgaged home with other another institution, you can have 24-hour reserved cash with the following privileges:

    • Credit Limit up to 75% - 85% of appraised value
    • Minimum loan amount is THB 500,000 and maximum at THB 50,000,000 (THB 15-30 million for upcountry)
    • Choices are yours to choose among an overdraft credit line, a fixed term loan and a combination of an overdraft credit line and a fixed term loan. For a fixed term loan, tenor is up to 20-30 years
    • For accessible through an ATM card or cheque which can be cashed at any UOB counter.

    Remark : To enjoy Product Features above, customer and/or property collateral must be qualified as per bank’s credit criterions.

    Remark :

    *Condition for the interest rate of MRTA option : 

    The applicant Must do Mortgage Reducing Term Assurance (MRTA) as follow : 

    • MRTA sum insured equivalent to Home Loan  with insurance coverage at least 10 years OR
    • MRTA sum insured at least 80% of Home Loan with insurance coverage the whole loan tenor

    **Interest rate for THB 1,000,000 loan with loan tenor of 15 years and MRR = 8.00%. Such effective interest rate above is just a sample calculation for this advertising only. Effective interest will be different for each customer depending on their term and conditions.

    Qualifications of Applicants

    Applicant’s Basic Qualification

    • Minimum salary of THB 30,000 per month
    • At least 2 years of working experience (3 years if self-employed)
    • At least 21 years old, Age+loan duration :
      - must not exceed 70 Yrs. for Salaried income and Government Sector
      - must not exceed 75 Yrs. for Self-employed

    Personal documents of the applicant.

    • Identification card
    • Household registration
    • Marriage license or letter of divorce (if any).
    • Letter of change of name or surname (if any).
    • Identification card and household registration of spouse (if any).

    Collateral related documents.

    • Every page of the title deed to property.
    • Purchase and Sale Agreement of property. (Tor Dor. 13)
    • Letter of permission to construct and request for house number (in case that you submit the request to construct by yourself)
    • In the case of refinancing from another financial institution:
      - Payment records for the past 12 months
      - Loan and mortgage documents

    Financial documents.

    • Latest salary pay slip and letter of employment(original copy)
    • Bank statements for the past 6 months
    • For self-employed only:
      - Business registration
      - Letter of certification from the Ministry of Commerce.
      - Corporate affidavit.
